You can use a rough estimate of $42.00 to $50.00 a square foot
for a basic and complete basement finishing. You may find contractors and
others quoting lower rates, but after seeing hundreds of proposals in just the
last couple of years, $45.00 with carpet is about the average. For a
higher quality finish with extra features (wet bar, built in cabinets, stain
grade woodwork, custom drywall finishing and higher end fixtures) you will start
at around $55.00 a square foot and up.
For basements under 1,000 square feet the average cost per
square foot increases, especially if you add a bathroom or any of the higher end
extra features listed above.
Some larger companies will not let the home owner perform any
of the work themselves. We at Remodeling Made Simple® are willing to work
with you to help lower construction costs. If there are tasks you would
like to complete yourselves (painting, staining, hanging mirrors, door knobs,
etc.) let us know and we will try to accommodate if possible.
While you don't necessarily want the highest estimate, you
also do not want the lowest. Many remodeling companies due not carry the
necessary insurances and do not screen their sub-contractors - leaving you
exposed. Sure they may have the lower bid, but the risks to the homeowner
increase drastically. We require proof of insurance, proper licensing, and
lien releases from all of our sub-contracted labor. In addition we have
worked with most of them for many years.
A 1000 square foot basement will take anywhere from about
seven to 10 weeks depending on the features included. If underground
plumbing or egress rework are involved it may run a little longer.

The National Average return on a finished basement is around
75.1% of what you
spend according to
Remodeling Magazine and
Realtor Magazine Online. The Denver Average return on
a finished basement is around 73.8% of what you spend according to those
same sources. That of course includes all the do
it your self basements as well as the high quality professional finished
basements. It would stand to logic that the higher and better quality
finish the better your return on investment. Most home owners finish a
basement to fill a need of new space for children, an office or just
more space to entertain and host family and friends. Adding 1,000 square
feet of a professionally finished basement at around $50.00 a square foot,
is a lot less money than purchasing a new home where that same
additional square footage will cost around $170.00. In this case it seems to
make financial sense.
